The ADU (Accessory Dwelling Unit) Program is an initiative by and funded through the Great Barrington Affordable Housing Trust Fund (AHTF). This program will help local homeowners create affordable rental housing on their property for local long-term renters. The application for funding is listed at the bottom of this page.

What is an ADU?

An ADU is a smaller, independent living space on the same property as the homeowner’s main house. It has all essentials like a kitchen, bathroom, and living area and can be a separate structure or part of the main house. Even a “Movable Tiny House” can qualify as an ADU if it meets the town’s guidelines.

What is the purpose of the ADU Program?

The goal is to increase affordable housing options by helping homeowners build or renovate ADUs. This way, homeowners can rent these spaces out at affordable rates, and renters gain access to reasonably priced housing.

What is the benefit to the homeowner?

The program offers a 0% interest loan to eligible homeowners to build or improve an ADU. If the ADU remains rented to income-eligible tenants for ten years, the loan is fully forgiven. This arrangement can help homeowners cover living costs by generating rental income, ideally easing financial pressures.
